Comparable sales should not be your only consideration since similar apartments can be radically different.Getting accurate comparables has been difficult due to the lower number of transactions since the peak of 2007. Make sure you look at all factors like location, year built, size, amenities and condition of units since these all affect rent levels and, in turn, income and sales price.
Your broker can provide you with recent closed sales of complexes that are of the same age, unit mix and general location and condition. Comparable closing sales should be no more than six months old and serve as a benchmark for an “average” rate of return.
