Attached is a list of individual Portland-area sales of apartment complexes greater than $450,000 in Feb 2014. Included are $/unit, $/sqft , unit count, year built and Cap Rate (as reported) and a comparison to Feb 2013 averages.
Feb 2014 (vs. Feb 2013) show pretty much the same pattern and metrics. Feb 13 had no large (>100 unit) sales and Feb 14 had one large sale which skews indicators like $/unit higher.
